PROJECT/CONSTRUCTION MANAGEMENT
Throughout each stage of our landscape architecture services we have found that client relationships, client involvement and our communication is essential to delivering the quality outcomes our clients expect. We will conduct and record meetings as required to ensure that our client is completely aware of the design, costs, risks and practical requirements throughout the process. We communicate through a variety of forms including face-to-face meetings, phone conversations and email and may use a combination of freehand sketches, photo-montage, photographs, images, computer aided drafting and 3D visualizations to communicate the design.

CONCEPT DESIGN
This stage involves the preparation of an approved Concept Design that addresses the Client’s brief and relevant local authority requirements. Typically the Concept Design stage will include context studies, site analysis, and the preparation of sketches, diagrams, plans and other information to communicate the concept design to the client. In small scale residential design we intend to divide this stage into workshop design (hand drawn sketches of ideas) and schematic design (final take on the design).

DESIGN DEVELOPMENT
This stage involves developing the design to a level that will adequately explain the developed design and allow for preliminary pricing and submission to the relevant local authority for building approval. Typically the detailed design phase will include co-ordination of design input from the client and other consultants, engagement and management of sub-consultants, preparation of plans, sections, elevations and typical details to allow preliminary pricing of the works, selection of proposed plants, materials and finishes, outline specification and preparation of drawings for submission for building approval.

CONSTRUCTION DOCUMENTATION
This stage involves the preparation of final working drawings and technical specifications to allow the project to go out to tender and construction. This stage also involves assessment of cost to include extent of works, contents for the construction of the project. This stage also includes co-ordination with other consultants, preparation of working drawings and construction details, a technical specification outlining workmanship and quality standards, and schedules of materials and finishes.

TENDER
This stage involves various procedures to identify and evaluate potential contractors and/or specialists for the construction of the project. At this stage of the project we make reccommendations to the client on preferred method of building contractor selection, consulting with client regarding building contract issues, issuing the relevant tender documents to prospective contractors, obtaining and appraising tenders and making reccommendations to the client.

PROJECT / CONSTRUCTION MANAGEMENT
This stage involves inspecting the construction works and reporting back to the client on issues relating primarily to construction progress, quality and any variations from the documentation drawings and technical requirements.
